A dream studio and location! - The studio apartment is in one of the unique locations in Nice - Located in the prestiguous building "Royal Luxembourg" which is in prime central position on the Promenade des Anglais and great access for the beach with sea view from rooftop swimmingpool.

The studio is on the 5th floor at the rear of the building. Onto the balcony from the full length double glazed patio doors is a 6 meter balcony - facing West - getting the evening sun - there are 2 chairs and table.

On entry you have a livingroom with 2 double sofa/beds, small dining table and 4 chairs and a wallmounted TV. There is air-conditioning throughout. The building is also very secure and well maintained ideal for a couple or single person - looking for studio in great location.

There is a shower-room with corner shower, handbasin and WC.

There is a small independent kitchen with oven, hob, fridge and cooking utensils

There is a large 6 meter balcony (very quiet) overlooks rear of building and mountains in distance and catches the afternoon sun (there is sun canopy) The studio is very comfortable but the uniqueness of this property is the roof swimmingpool and sunbathing area (there is a 2nd paddling pool for toddlers) which is located on 8th floor - and the sunbathing/clubhouse area (perfect for ejoying a snack and glass of wine) which is located on 7th floor - these both face fully south and offer unique views over the baie des Anges and and beach area. For sun lovers this is unique as the only independent apartment building in this location with roof pool.

The apartment rents for 500 euros per week.

There is a additional charge of 80 euros for end of stay cleaning and supply of professionally cleaned and pressed linens and towels (bath and hand towel per person)
